What is the cost to rent a Thai villa?
We offer Thai villas for almost every luxury budget. There are luxury villas starting from US$400 per night up to around US$10,000 per night and everything in between.
What are the prices shown on the website?
The prices shown are the starting prices, per night, in low season, if you book for middle, high or peak season then the rates will be higher. Once we know your dates we can send you an accurate quotation.
Do your prices include all taxes?
Yes, the prices that we quote you will include all taxes and services charges.
In which currency are the prices shown?
All of the prices on our website are in THB (Thai Baht)
Is the price per person?
All the villa prices are for the entire luxury villa. Rates per night may be listed by bedroom, only as an offer of savings for you; the unoccupied rooms are never rented out to other guests.
Do you offer discounts?
Discounts are at the discretion of the property owner and we will advertise when they are being offered. Discounts may also be considered for stays longer than 14 nights and will be evaluated on a case by case basis.
How do we make a booking?
A 50% non-refundable booking deposit will be required by the villa to secure any booking. The remaining 50% will then be due one or two months before check-in.
How do we pay?
Most of our villas require payment by bank transfer. Some of our villas do now accept PayPal and/or credit card payments.
Do we have to pay an additional security deposit (to cover any breakages etc)?
Yes, an additional refundable security deposit is required for all of our luxury villa stays. The amount varies by villa depending on the value of the villas contents and can be anywhere between US$800 – US$4,000 or more. The security deposit will usually be paid in cash on arrival and returned at check-out after the villa inspection.
How far in advance can we book?
We usually accept bookings up to 1 year in advance, however some villas have different policies.
Is there a minimum night stay?
Yes, depending on the season and the villa owners. Usually a minimum between 3-5 nights and 10-14 nights during peak holiday periods.
Are there weekly rates?
All our villas are rented on a nightly basis.
How many people can stay in a villa?
Most luxury villas have a strict 2 person per double room policy and villa prices are based upon this. This means that for a 3 bedroom villa the maximum occupancy would be 6 people and for a 5 bedroom villa, 10 people. At some villas & luxury vacation properties we are able to offer an extra bed at additional cost.
Is it possible to add additional guests later?
Yes, providing there is sufficient room. If extra beds are allowed and required then you will be billed for the additional costs.
Are there any restrictions regarding children?
That depends on the luxury villa’s owner and its location; if the villa is situated on a cliff, for example, or is filled with breakables. Some owners may place age restrictions or ask for liability waivers.
What are the check-in and check-out times?
Most Thai villas operate on a 3pm check-in time and a check-out time prior to 12 noon. If you require early check-in or late check-out this can be arranged at the discretion of the luxury villa management, or guaranteed for an additional fee.
Is smoking allowed inside the luxury villas?
No. Only outside.
How do the meals work?
Most of our vacation villas include a private chef, while others are self-catered and a chef can sometimes be arranged. Depending on the luxury villa, some offer staff to pre-stock your fridge every day, with a bill for food costs presented to you at the end of your stay. If a chef is included then the guests will pay only for the food at local cost plus a small management fee (usually 20%) and the chef will create all of your meals on request.
Can we hire a chef while we are there?
Most of our luxury holiday villas have the option of adding cook services where none are included; costs vary by villa.
How are groceries obtained?
Our Luxury Villas can be pre-stocked with a list you provide before arrival. Most villas have grocery stores nearby for pre-stocking and the villa’s staff, where applicable, often provide a shopping service.
Are the photos the exact luxury villa we would be staying in, along with the views etc.?
Yes. All of our holiday villas for rent or sale have their own recent photos that represent that exact property.
Is the pool shared with other guests?
No sharing! All of our luxury villas have their own private pools for your exclusive use.
Who would be our contact for anything we may need while we are there?
Every luxury villa has its own villa manager or staff that will help you with any requests during your stay.
Are there any other expenses?
The villa rental does not include food costs, activities, or gratuities (please tip the staff if you feel you have received good service).
Is there insurance to cover costs of cancellation?
No. We recommend that you always take out your own travel insurance.
How do I arrange for airport transfers?
Generally transportation to and from the airport is available and arranged by the luxury villa staff before you travel. If not included in the price then this can be arranged separately.
How much privacy will we have around the property?
Most of our properties are more secluded and private than your own home. Some of our luxury apartments may be attached, but remain private units for you and your guests only.
Who cleans the villa? Is the maid included?
All villas come with daily maid service included unless otherwise stated.
Is there Internet access?
All of our luxury villas have free WiFi Internet access; connection speeds vary.
Are the villas equipped with air-conditioning?
Yes.
Is there satellite TV?
All villas have local cable TV and most of them have satellite TV included with international channels.
Are the villa locations accurate?
