Buying a Phuket Villa Direct from the Owner: What to Know First

Can you buy a villa in Phuket direct from the owner? Yes, private sales happen here, and some buyers go looking for them in the hope of a lower price. This guide explains how a private sale works in Phuket, what you take on when there is no agency in the middle, and why, for most buyers, the saving is smaller than it looks. It also shows where to find the villas that are actually for sale right now.

Do private villa sales happen in Phuket?

They do, but less often than the listings suggest. Most villas marketed as “direct from owner” online are new builds sold by the developer, or units an agent is advertising on an owner’s behalf. Genuine private sales are usually an owner who bought years ago and is selling without an agency, often to someone they know. A few of those owners come to us when the private route stalls, which is how resale villas occasionally appear on our books alongside the new projects.

Is buying direct from the owner cheaper?

Usually not by much, and sometimes not at all. In Phuket the seller pays the agency commission, not the buyer, so an owner selling privately is saving a cost that was never yours. Most owners price that saving into their asking price rather than passing it on. What you are left with is the same market price, minus the checks and the negotiation an agent would normally do for you.

The exception is a motivated owner who needs a quick sale. Those deals exist, and they are also the ones where the paperwork most needs checking.

What you take on without an agency

A villa purchase in Phuket has more moving parts than a house sale at home, and in a private sale nobody is checking them unless you arrange it yourself.

The title and the lease. Most villas sold to foreign buyers sit on leased land with the building owned outright. The lease has to be registered, the remaining term matters, and the renewal wording decides what you really have. An agency flags this before you fall for the view.

The building and the land. Who built it, whether it has the right permits, whether the plot matches the title, and whether anything is owed on it. In a developer sale this comes with the project; in a private sale it comes from your lawyer, if you instruct one.

The seller. That the person selling is the registered owner or lessee, and has the right to sell. It sounds obvious. It is the step private buyers most often skip.

The price. An owner knows what they paid and what they want. An agent knows what the villa two doors down sold for last month. That gap is where most of the money is.

None of this makes private sales a bad idea. It means the lawyer stops being optional. We recommend an independent Thai property lawyer on every purchase, ours or anyone else’s, and that advice does not change because there is no agency involved.

When a private sale makes sense

When you already know the owner and the villa, your lawyer is running the purchase, and the price genuinely reflects the lack of an agent. In that case go ahead, and use the same checks above.
