Where our villas are
Right now our villas are spread across Bangtao/Laguna, Chalong, Cherngtalay, Kamala, Karon, Koh Kaew, Layan, Pru Jampa, Rawai, Sakhu, Thalang, from quiet inland communities to the west-coast beach belt. Kamala, Layan and Cherngtalay put you closest to the sand, the restaurants and the evening life, and tend to hold rental demand best.
Rawai and Chalong suit a slower pace and easy boat access. Pru Jampa and Thalang offer more space for the money, with a shorter run to the airport and international schools, for anyone building a life here full-time. There's no single best area, it depends on whether you're chasing rental yield, a quiet retirement, or a base for the whole family.
Villa or condominium
Choose a villa for a private pool, a garden, and space between you and the next household. Choose a condominium for foreign freehold ownership, lower running costs, and less land to think about.
Villas generally sit further from the beach road with more room to grow into over time; condominiums put you closer to restaurants and nightlife, with someone else handling the building's upkeep. Plenty of buyers start out looking at one and end up buying the other, that's a normal part of the process, not a wrong turn.
